A short time ago, we were blessed to have this years National Association of Realtors Key Note Speaker (Tami Bonnell) speak at our Regional Sales meeting in Minneapolis, MN. Tami Bonnell, President of U.S. Operations for EXIT Realtytook the time to engage our Realtors with a simple business plan. The overview/summary of her presentation involved four key points:
- What should be included in your Business Plan
- Acting on your Business Plan, Plan it, Systematize it
- Overview of the7 year cycles in Real Estate. This market is experiencing normality, nothing else!
- She provided us with the opportunity to raise the bar, by leveraging ourselves, our formula and inviting others who want to succeed in real estate.
Establishing an Effective Business Plan:
- You Need a Why??? Why do you go to work, why do you need to work, why do you want to earn more... Determine why you want to earn more and write that down and post it near your phone and/or computer. For Example: Your why could be... Being debt free, or having a vacation place or funding an orphanage etc etc.
- Next, you NEED TO DETERMINE WHAT YOU ARE GOOD AT. If your business comes from meeting people face to face then cold calling might not be part of your prospecting/business plan. Focus on what you do best and do that every working day.
- What do you want to Earn (How Much). Be truthful here... determine the amount, determine the average price of the homes/property you plan on working with, determine the # of listing sides and buyer sides you need to achieve your (How Much) per month, per week, etc. If you want a basic Two Page Crib sheet sent to you directly, simply click here and I would be happy to send it to you. This section is very important. Understanding the real estate trends and your local market place is very important, we should now the number of days on market, the actual sell through ratio so we can be better prepared to list/price ahead of the market and improve our sell through ratios. We actually encourage our agents to post their Why and their Target Sheets next to their work computer/phone.
- GET A COACH. Tami Bonnell encouraged us to get a coach, someone who is not personally involved, related and/or emotionally attached to us. That Coach needs to have the two page crib sheet to check in our progress on a regular basis. Team up with an associate and/or hire a coach to do this. Here at EXIT, we encourage the teaming portion with the associates we introduce to the company. Now were leveraging our skills and improving our personal wealth at the same time.
- DETERMINE WHAT YOUR SOURCES OF INCOME ARE. In most situations, taking listings and making sales are the only two sources of income. At EXIT a third real revenue stream is also part of our business plan and that includes networking with all forward thinking real estate professionals. Our business plan/target sheets must include the number of listing appointments we need to generate per week or month to achieve our (HOW MUCH) , how many buyer appointments/leads per week, and how many affiliated associates we talk with every week. Being in business for yourself and by yourself is a lonely job. Here at EXIT we typically are in business for ourselves/families, however we're never in business by ourselves.
- EDUCATION!!! Invest in yourself rather than taking the minimum CE credit hours that are most convenient and easiest to achieve.
Tami Bonnell also gave us an simple, yet affective kick start to your business. She suggested we go back to everybody we've ever done business with and have a conversation... "Just want to update you about the marketplace" Ask them the affective questions. Then write a handwritten thank you note and send it to them within 48 hours of having that conversation (either face to face or on the phone)... Remember, do what you do best.
Tami also provided us with several effective thought processes that normally go against the normal stream. The one that stuck with me most was... "December is the Best Listing Month of the year". Why?... Less competition, warm fuzzies re: decorations etc... We have a great resource (one Page) that provides us with the support materials to list during the holidays rather than wait.
