The media throughs all residential real estate into one mixed bag when commenting about market trends and consumers searching the internet with available resources are viewing the inventory from one mixed pool as well. They may all look similar on the internet, some also look the same inside, yet the price spectrum ranges as much as 70% for similar properties. BUYERS say WOW and the consumers focus on price. The abundance of posted inventory for sale becomes very confusing and frustrating to the average consumer and to the un-trained agents. Many posted properties are either un-realistic in price, terms and/or conditions partly because of the sellers equity position. Supply and Demand ratios, pending/sold, and listed versus sold price statistics are all skewed because of the mixed bag of posted inventory available.

From the categories outlined above, BUYERS NEED TO BEWARE!!! There are many properties posted for sale and literally un-attainable. Many listing agents post properties for sale with little knowledge or awareness of bank approvals for a short sale, which lending institutions are associated with the property, the length of time it may take for a response or call to action on a purchase agreement and of course the many other potential lien and/or default issues that may be behind the scenes.

Meanwhile, buyers and agents are out and about looking at many properties that are literally un-attainable for purchase. Buyers get excited about the price on a short sale property, submit a purchase agreement and wait too often, only to hear a variety of reasons/excuses associated with a lack of knowledge, communication and/or experience in the area of REO's or Short Sales. Frustrations set in for the buyers who are not really not in a position to be patient they continue to search without any guidance.

3 Ways To Reach Your Audience - Blogging Just Isn't Enough

In the beginning, well...many years ago, the only way people could communicate and share information with others, was by traveling on horseback or by boat to personally deliver their news.  Then came mail.  In regards to advertising, marketing, and providing news and information, this must have been a nightmare.  Word of mouth was pretty much it!

Once newspapers were created and evolved, they quickly became the "Resource" to get information, and find out what was going on in local areas and around the world.  Then came radio, followed by television.  Now the Globe became smaller, and the World felt more connected.  The news media still utilizes all three of these methods today.

Newspapers, Radio & Television have been the primary source for getting information into our homes for decades now.  We are hooked.  So where am I going with this?  Look at the costs of advertising and marketing with these traditional methods of media.  The fees to run an ad, grab a radio spot, and have a commercial on TV during "prime time" has been, and continues to be very expensive. 

How do you compete with the media platforms that have been so effective and had such an impact on our daily lives for so many years?  WEB 2.0!  We read, we listen and we watch.   We are in some way touched daily by one, if not all of these methods of delivery.  Still, most of us have a preference.

Do you Read, Watch, or Listen?  (Because you Blog, might mean you prefer reading)

Example: Star Wars is a Classic: Would you rather read the book, listen to the audio, or watch the movie?  You most likely prefer one over the other.... Now ask someone else the same question.  The answer will vary depending on that individuals taste and audio/visual preference.  We're all different.  Getting to the point...

Today, we have the Internet!  We are ALL new to WEB 2.0 and Social Media Marketing, shouldn't we re-evaluate our advertising processes and marketing efforts?  I know some will disagree, and I welcome your thoughts and opinions, but just Blogging in today's On-line World isn't going to be enough.  That's like only having a newspaper as your source to get your valuable content and information out there.

In addition to Blogging, incorporate Podcasts and Video as a part of your arsenal and marketing plan too.  If you are only Blogging, then you might be missing the "radio" and the "television" type listeners and viewers.  Blogging, Podcasting, and Video will allow you to get in front of a wider variety of prospects, and on the same media platforms they use and enjoy most, just like the Newspapers, Radio and TV do.

Do you read the paper?  Do you listen to radio?  Do you watch television?  Sure you do, and so do your friends, family, clients and prospects.  Do you read Blogs?  Do you listen to Podcasts?  Do you watch Videos?  Yes you do, and so do your friends, family, clients and prospects.  I think you get the picture...

By using these "3 Proven Methods" of getting news and information out there, you can expand your audiences and connect with a wider variety of readers, listeners and viewers.  The World is changing very fast, and with these "New" methods of delivery now available, you should JUMP ON IT.  Just as traditional methods have evolved, these new WEB 2.0 platforms will too, and they WILL be/are just as powerful and effective.

The "BEST PART OF ALL", they are FREE.  So don't just get Read, Be Seen and Be Heard too.  :-)

Making Strides Against Breast Cancer

Why am I walking with Cindy, Alex and Chantal Szinegh?

Regretfully hearing the sad news of Cindy Szinegh, Vice President of Corporate Services at EXIT Realty Int'l, who passed away on September 20th, 2008 after a hard-fought battle with cancer.  I decided to walk with Cindy's family. (Cindy Szinegh) 

As founder Steve Morris indicated, "We will all remember the passion and enthusiasm she put into her work with Habitat for Humanity and the sparkle she brought to every President's Ball.  She is survived by her husband, Alex, and six year old daughter, Chantal, and our sincerest sympathies go out to them. 
For those of you who would like to remember Cindy, husband Alex has requested that in lieu of flowers, donations be made to breast cancer research".  He has created a web pages for donations in Cindy's name through the American Cancer Society.

Today, there is more hope than ever for people facing breast cancer. However, there is much work to be done to find promising new treatments, increase awareness about the importance of mammograms, help all women get access to screenings and care, and connect those impacted by the disease with the information, day-to-day help, and emotional support they need to wage their battle against breast cancer.

I believe that hope for a world without breast cancer starts with me. That's why I'm walking in the American Cancer Society Making Strides Against Breast Cancer event. Not only is this my opportunity to join my community to fight back against breast cancer, it is a way to inspire hope by raising funds and awareness to help those facing the disease and save more lives.

How to be BIGGER than Blogging. Netiquette, grammar, personality, and ego.

This blog will help real estate agents (who can handle gut-checking criticism) to improve their blogging and reputation - a reputation they could be ruining online without ever even knowing it.  Copywriting is actually considered to be a professional career, with talented writers working for large PR Firms, advertising agencies, newspapers, and trendy magazines. 

 

FACT

Real estate agents and blogging can be a dangerous mix.  When people try to combine one career with another field that requires so much awareness, education, and practice - the chances of potential mistakes are large.  Imagine giving a Radio Show Host the task of doing their own television commercials.  Just because he/she knows how to speak well, it doesn't mean he/she will know the hundreds of tricks that make for the production of a good commercial. 

And just as a Radio Show Host could easily bomb if forced to produce their own promotional commercial, many real estate agents are straight out embarrassing themselves with their blogging "skillz".  We will stick to three main topics for this exercise, however, there are several more topics where real estate agents make dangerous mistakes in blogging including...

  • The "I'm a desperate used-car salesman.  Check out this deal!" phenomenon.
  • The "I'm not big in my market so have to blog nonstop to PROVE I am somebody." phenomenon.
  • The "I'm going to put myself and my brokerage at lawsuit risk (by putting in PERMANENT writing) facts that may not be facts." phenomenon.

The examples above are just a few subtle mistakes agents make when putting so much down in writing (and not being able to convey emotions to reflect their true intentions).

Mistake #1 - Grammar

As a real estate professional, how do you think those who are looking to spend hundreds of thousands of dollars feel when they see you don't even know how to properly use English grammar?  Sadly, it's not just a missed "spell check" either.  Some bloggers use the same bad grammar over and over again.  For instance - the proper contraction for "did not" is didn't...not did'nt.  The proper usage for the word "their" when used to represent people is "their, not "there".  Dangling prepositions and dangling participles are also common mistakes found by real estate bloggers.

  • All real estate agents should take a refresher course on basic English grammar before starting a blog.
  • Always use spell check.  Even if no errors are found, there could still be mistakes.  Re-read your work as well.
  • Real estate blogging doesn't require you to be the next William Shakespeare, but you should at least put SOME effort into properly using grammar if you want someone to trust you with their money.
  • Using hyphens in-between adjectives describing nouns can add HUGE value to your writing style.  Ex: Award winning architecture should be used as Award-winning architecture.  What is "winning architecture"?  Award-winning architecture is the correct usage of this term.  Other examples: in-house lender, guard-gated entry, primary-residence buyer, income-producing property, etc.

 

Mistake #2 - Netiquette

The term "netiquette" represents the code of conduct for internet users to follow when participating in activities such as forums, message boards, news groups, blogging, etc.  Netiquette easily covers websites as well, as some websites focus on truly educating the reader, while others primarily focus on cramming as much Google Spider text as possible into a page.  Netiquette is a powerful term that came to be as many early adopters of the internet were runing the experiencing for others.  This still happens today.

Good examples of real estate agents not following Netiquette in blogging, website creation, and on Active Rain.

  • Writing three-sentence blogs to send multiple "Anchor Phrase" outbound links to their off-site websites/blogs to gain better Google Juice and SERP results. 
  • Using BOLD or CAPS text throughout their entire post (rather than on bullet points, etc.) in order to make the search engines think that the copy is more important.  (Some feel Google's algorithm finds bold text to be more important than regular text).  Regardless, pure bold blogs are ugly, and harm user experience.
  • Loading websites/blogs with thousands of words, many times repeating the same term, over and over again.  Ex: "Are you looking for Blank City Real Estate?  We are your one-stop shop for Blank City Real Estate - Click Here to learn more about Blank City Real Estate."

 

Mistake # 3 - Personality and Ego

Sure, being a real estate agent is fun.  And sure, it's fun to share your passion with readers.  What you have to be careful with, however, is not coming across as unprofessional or egotistical.  Reality check - NO MATTER HOW WELL KNOWN YOU ARE IN YOUR COMMUNITY - YOU ARE A REAL ESTATE AGENT.  People don't care about your latest adventures at a showing where you were recognized by the security guard.  People don't care about your AWESOME BROKER NAMED BLAH BLAH and why BLAH BLAH is the best thing since sliced bread.  Bloggers have a tendency of getting over excited in their blogs, sometimes showing TOO much personality.  Yes, show some emotion, but don't become so emotional that it reads like you are some kind of carnival clown.  Be professional and watch the ego, would ya?

  • Personal preference, but signing your blogs/websites is egotistical.  You are a real estate agent, not Paris Hilton.  Get over it.
  • Watch the over usage of "Ladies and Gentlemen".  It seems that every new blogger goes through this phase.  Again, this is professional real estate, not the intro to the latest Barnum and Bailey Circus.  Now that you think about it, "Ladies and Gentlemen, just wait until you hear what I just found out!" sounds pretty lame, doesn't it?
  • Stop trying to make your blog like some kind of holy grail to everything real estate.  "Ladies and Gentleman, here at so and so we are on the leading edge and wait until you see the real estate opportunity WE just found." 

 

Bigger Than Blogging!

Did you know that blogging can (in several subtle ways) show that you are NOT the most successful or professional agent in your area?  Of course, this varies by agent and by city, but nobody can deny that many of the country's top-producing real estate agents do not blog.  You can disagree if you want, but it is the same as top entertainment agents in Hollywood.  Everyone just automatically knows who the William Morris Agency is, they do not have to tell people.  The same goes for blogging, law, healthcare, and most businesses in general.  The biggest power players must be sought out.

Good copywriting is not only an art, but also a field that many working writers must earn a college degree in before getting starting a career.  When you mix salespeople with an act that requires so much practice, talent, and education - you risk abuse and misuse.  Combine that with the internet, and now you have a third dimension that is often abused - hence the term - netiquette.

The balance of being clever yet professional is VERY difficult.  There is no perfect answer.  Keeping all this in mind, if you're going to blog, do it to help others and because you love it.  Most importantly, do it in a way that doesn't HARM your image in the long run.
